Recently, we had the privilege of helping clients purchase a piece of bare land in Arlington where they can build the home they've always envisioned. It's an exciting journey, but buying vacant land is very different from purchasing an existing home. Before you fall in love with a beautiful property, there are several important questions to ask.


Can You Actually Build on the Property?

Not every vacant parcel is ready for construction.


Before making an offer, it's important to understand how the property is zoned and whether local regulations allow the type of home you want to build. Setbacks, environmental protections, and community requirements can all affect your building plans.


Are Utilities Available?

One of the biggest surprises for first-time land buyers is that utilities may not already be in place.


Questions to ask include:

  • Is electricity available nearby?

  • Is public water available, or will a well be needed?

  • Is there access to public sewer, or will a septic system be required?

  • Is natural gas available, or will propane be necessary?

  • Is high-speed internet available?


Bringing utilities to a property can significantly impact your budget, so it's important to understand these costs early in the process.


How Will You Access the Property?

A beautiful piece of land isn't very useful if you can't easily reach it.


Confirm that the property has legal road access and determine whether the road is publicly maintained or privately shared. If a driveway needs to be built, that's another cost to include in your planning.


What Is the Land Like?

Every property is unique.


Factors such as slope, drainage, soil conditions, mature trees, wetlands, and flood zones can all influence where—and how—you build.


In some cases, a site evaluation or soil test may be recommended before purchasing.

Financing Is Different
