What I Look for When Showing a Home (That You Might Miss)
As a buyer, walking into a potential new home is exciting—you’re imagining where your furniture might go, how the light hits the living room, and whether the vibe fits your lifestyle. But as your buyer's agent, I’m focused on a different set of details—things that can affect the safety, value, and long-term livability of the property.
Here's a behind-the-scenes look at what I’m checking during every showing:
1. Exterior Red Flags
Before we even step inside, I’m evaluating the home’s exterior. In this case, I noticed T1-11 siding, which has had known issues and even recalls in the past. Certain materials can be problematic over time and impact your insurance, maintenance needs, and resale value.
2. Electrical Panels & Recalls
I always take a peek at the electrical panel. Some brands, like Federal Pacific, are infamous for having breakers that don’t shut off properly—a serious fire risk. Ensuring the electrical system is safe and up to code is non-negotiable.
3. Structural Integrity
I look for signs of settling or shifting, especially around door frames, walls, and foundation areas. Cracks or uneven floors might indicate a bigger issue.
4. Landscaping & Trees
Tall trees in the backyard? Great for shade, but I assess whether they’re leaning or too close to the structure, which can pose a risk during storms or lead to costly root issues later on.
