As I get ready to list another great property here in Seattle, I wanted to take a moment to speak directly to homebuyers—especially those who may have felt sidelined during the hyper-competitive market of the last few years.


Remember those days of 10, 20, even 30 offers on a single home? I remember a property that received over 30 offers! In that kind of frenzy, it was nearly impossible for buyers to get a home inspection—and if they did, they risked losing out to someone who waived it.


The Perks of the New Reality: A Window of Opportunity

But today’s market looks a little different. Homes are sitting for two to three weeks, which may not seem like much, but compared to the whirlwind pace of last year, it’s a window of opportunity.


If you're a buyer right now, this is your chance. Not only can you take your time, but in many cases, you can schedule a home inspection—and you should! I personally attend my buyers’ inspections so I can better understand the condition of the home and help negotiate repairs from an informed perspective.


We’re still working with just about 2.5 months of inventory in the Seattle area, so while it's not a buyer’s market yet, it's certainly less frantic. And if interest rates drop, we’re likely to see a surge in buyer activity and competition once again.


Bottom Line

Take advantage of this breathing room while it lasts. The market is giving buyers a moment to act wisely—and that includes doing your due diligence with a home inspection.
